DoorsMaterials & Hardware

All doors are solid construction with a single, recessed panel and ogee trim detail. Pre-War and Post-War apartments to have 7′ doors with panel moulding. Loft apartments have 8′ doors. Each door will have Baldwin 4” butt hinges. Pocket doors have Accutate flush and edge pulls.

HardwoodMaterials & Hardware

The DFA STUDIO Program projects feature rift and quarter-sawn select white oak wood flooring. All wood floors are sanded, stained with Client’s choice of select Duraseal stains, and finished with Bona Traffic satin finish. Floors in bedrooms will be prepared for carpeting (carpeting provided by others).

TrimMaterials & Hardware

The DFA STUDIO Program features solid poplar casings, baseboards and crown molding. Profiles are from Spiegel Architectural Woodworking (SAW).

PaintMaterials & Hardware

All walls and ceilings are fully skimcoated and sanded smooth before priming. Three coats of Benjamin Moore OC-59 Vanilla Milkshake are applied to wall surfaces in a matte finish; to trim, doors, and millwork in a satin finish; and to bathroom walls in eggshell finish. Two coats of Benjamin Moore Decorator’s White are applied to ceilings in a matte finish.

ElectricalMaterials & Hardware

The STUDIO PROGRAM provides all wiring for receptacles, lighting, switching, appliances, and equipment from the existing house riser. New electrical panel, Decora style receptacles, screwless cover plates, combination smoke/carbon monoxide detectors, and AC/USB wall outets (for select locations) are included. The electrical supply to the apartment can be increased in certain circumstances at an additional charge.

USAI BeveLED Mini downlights, junction boxes for all decorative lighting, and closet and utility lights on jamb switches. Clients are responsible for the purchase of all decorative fixtures, installed by contractor.

CabinetryMaterials & Hardware

All cabinetry is custom designed and fabricated, and is either shop primed and field painted with face frame details or constructed of full overlay high-gloss rigid thermofoil panels. Cabinetry packages include radiator and PTAC/AC enclosures, miscellaneous built-ins, kitchen cabinetry, and bath vanities (on a per project basis).

CountertopKitchen Elements

Clients select either Carrara marble or Caesarstone for kitchen countertops.

• Carrara marble counter is two inches thick in a polished finish.
• Caesarstone counter is one and one fourth inches thick in Pure/ Bright White.

BacksplashKitchen Elements

Clients to select between back-painted tempered glass and white subway tile for kitchen backsplash. The glass backsplash is painted in a specially formulated epoxy paint custom matched to our Benjamin Moore OC-59 Vanilla Milkshake standard and is one quarter of an inch thick. The white subway tile, by American Olean, are three by six inches.

AppliancesKitchen Elements

STANDARD APPLIANCE PACKAGE
Clients choose among select kitchen appliances according to preference and kitchen conditions. Our standard appliance package features selections from Bosch, Bertazzoni and Liebherr.

UPGRADED APPLIANCE PACKAGE
Appliance upgrades are available at an additional charge. Premier appliance selections include Wolf, Sub-Zero and Miele. All appliance packages are available with extended warranties.

FixturesKitchen Elements

Clients to select kitchen faucet and finish from the DFA STUDIO Program collection. Featured manufacturers include Hansgrohe, Franke, and Kohler. Franke double or single bowl under-mount sinks.

Master Bath

Wall & Floor TileMaster Bath

6″ X 12″ polished white Carrara field tile is installed full height at tub and shower area, and wainscot height throughout the remainder of the room. Master bathroom floors feature white Carrara mosaic in a honed finish, warmed by thermostatically controlled radiant floor heating.

VanityMaster Bath

For vanity cabinetry, clients choose either white high-gloss cabinetry or shop primed and field painted face framed cabinets with recessed panels. Countertops are either 1″ honed and sealed white Carrara or 3/4″ Caesarstone with a Kohler undermount sink and Waterworks lavatory set. Medicine cabinets are by Robern. Clients to select cross or lever handles for Waterworks Easton Classic Low Profile faucet.

FixturesMaster Bath

Bath and Shower fixtures are in polished chrome from the Easton Collection by Waterworks. Client to select either an Underscore Tub by Kohler or a freestanding tub by Signature Hardware. Robern medicine cabinet and Radiant floor heating are also included in the Master Bath package.

Secondary Baths

White subway tile by American Olean is installed full height at tub and shower surrounds, and wainscot height throughout the remainder of the room. For bath floors, white Carrara hexagonal mosaic tile is installed.

Vanity & FixturesSecondary Baths

Vanity cabinets are shop primed and field painted face frame cabinetry with recessed panels, or white high-gloss cabinetry, with 1” thick polished white Carrara marble countertop or 3/4” Caesarstone. In place of a vanity, clients may opt for a pedestal sink by Icera Richmond. Waterworks Easton Classic Low Profile faucets can be cross or lever handles.

Bath and Shower fixtures are in polished chrome and from the Easton and Universal Collections by Waterworks. Robern medicine cabinet and radiant floor heating are also included in Secondary Bath package.

Accessories

Included bath accessories are by Restoration Hardware. Client to choose between the Spritz and Ashbury collections.

Laundry

Laundry

Laundry room will have 12” by 24” grey porcelain floor tile, with cabinetry following the style of the kitchen (face frame paneled or high gloss white rigid thermafoil). Many laundry rooms can accommodate a stainless steel single bowl sink and faucet. Washer/dryer sets by GE or Bosch.
